The journey of True Freedom Partners began in 2009 beginning with residential, then private money lending and moving into passive income thru rental properties, and ultimately into commercial multifamily real estate

Our Investment Criteria and Strategy
We target 30-150 unit Class B and C residential properties in A and B markets, built after 1978, offering value-add opportunities. Our value-add real estate strategy seeks to increase a property’s existing cash flow over time by making improvements to the property. This generally includes making physical upgrades to the asset which in turn allows rent increase, improvement of property management and lowering operating expenses where possible. This strategy offers a safe balance of risk vs. return to our investors, as it provides in-place cash flow at the time of the asset’s acquisition, with significant upside potential in the form of value appreciation and enables them to gain multiple income streams from the same type of investment.
Conservative approach
We use conservative financial assumptions and cash flow projections when evaluating investment opportunities and offer conservatively structured investments. Our conservative approach ultimately leads to a much higher chance of success in the asset’s future financial performance.

We are not professional tax accountants and we recommend you seek proper counsel, but owning real estate has always offered incredible tax savings and huge tax advantages when compared to traditional investments such as stocks & bonds. Often times investors in apartment buildings end up paying little to no taxes because of the loopholes written into our tax codes. Oftentimes you are also able to reduce or eliminate the taxes you pay at your W2 job when owning commercial real estate.
Appreciation
In general, property appreciation means an increase of its value over time. The more an asset appreciates in value, the more profit is made on its refinance or sale. In addition to this natural appreciation, we increase the value of our assets by increasing their net operating income, which in turn, further increases their value. This means more money for the investors upon refinance or sale of the property.

Josh Torres
Josh Torres is the founder and managing partner at True Freedom Partners. He is a real estate investor and entrepreneur that helps people invest in multifamily properties. He loves helping others create generational wealth and cash flow to give them more time and freedom. He is best at dealing with investor relationships and keeping the intimidating process of multifamily acquisitions smooth and simple. Josh Torres is always on the lookout for new partners who are looking to expand their investment opportunities in commercial real estate. He has been investing his own hard earned money into various investments since 2020 and he has developed a great passion for commercial real estate. When he’s not buying apartment buildings, you can try to catch him at a Dodgers Game, spending time with friends and family (especially his two daughters), at the gym, and traveling the world! Garrison Gilbert – Senior Advisor
Honesty, integrity, and teamwork is what guides us through our day to day activities Garrison has been a full-time real estate investor since 2001 after completing college with two business majors and a minor in psychology. Since that time, he purchased over 1200 properties including fix/flips, land development deals, beach property acquisitions, single-family rental portfolios, section-8 rental portfolios, high-end estate developments, nonperforming real estate notes, and he was involved with a $50M real estate fund based out of NYC in 2008. Then in 2015, he made commercial real estate his full-time focus.Since he transitioned to full-time commercial real estate investing, Garrison has had the opportunity to speak at several large apartment building conferences where average attendance ranges from 600-1000 people. Due to his success in the commercial real estate space, he was nominated for Multifamily Real Estate Investor of the Year in 2018 by Think Realty Magazine, which is one of the largest magazine publications for real estate investors. As Director of Investor Relations, Garrison Gilbert is a wealth of knowledge when it comes to real estate, and he strives to help as many people as possible because in commercial real estate, your network is your net worth, and this is a team sport.
